Avla Real Estate Area Report · Gerakini · Municipality of Polygyros, Halkidiki · 23 – 24 October 2026. This is an assessment at the district level; it does not include a review of a specific apartment.

Location

Gerakini is a coastal village on the shores of the Toroneos (Kassandra) Gulf on the Halkidiki peninsula, situated between the Kassandra and Sithonia prongs; it is part of the municipality of Polygyros. In the 2021 census, the village population was 1,022, and the municipality’s was 21,351. The village center is ~1.1 km inland from the coast; hotels and holiday homes are located along the shoreline, which features long, white-sand beaches. It is ~75 km by road from Thessaloniki and ~66 km from Thessaloniki Airport.

The village’s main source of income is tourism. Tourism began in 1959, and with the opening of a large hotel complex in the 1970s, the area became one of Halkidiki’s established holiday belts. Beach quality is measurable: in 2026, 93 beaches in Halkidiki were awarded Blue Flags; 2 of the 7 Blue Flag beaches in the municipality of Polygyros are in Gerakini. As of 2025, ~494 hotels and ~49,300 beds are reported across Halkidiki. The beaches of Kassandra and Sithonia, Ancient Olynthos, and Petralona Cave are reachable with short drives.

Residential demand is driven by three sources: holiday and weekend demand from the Thessaloniki regional unit with a population of approximately 1.09 million, holiday home buyers from the Balkans and Central Europe (Serbian, Romanian, Bulgarian, German) arriving by road, and tourism businesses. A tender was targeted in 2026 for the upgrading of the K12 – Thermi section of the Thessaloniki – Nea Moudania road; the status of the tender is pending confirmation.

Schools

No international schools with an English curriculum were found in Gerakini or Polygyros; the option in the immediate vicinity is the Greek-language public schools in Polygyros (~11 km). The nearest English-language schools are in Pylaia, an eastern suburb of Thessaloniki; distances are as the crow flies from the center of Gerakini:

  • Pinewood American International School — American curriculum + IB PYP and MYP; IB Diploma in partnership with Anatolia · English · Pre-K – Grade 12 · Pylaia · ≈51.5 km
  • Anatolia College — Greek high school program + English IB Diploma (Grades 11 – 12) · Pylaia · ≈51.5 km

The campus is ~70 km by road, approximately 1 hour and 5 minutes by car; daily school commuting is not practical. For a family with school-age children, Gerakini is a holiday and second-home address rather than a primary residence. Enrollment conditions should be confirmed directly with the school.

Transport

Transportation relies on the road network: the Thessaloniki – Nea Moudania road is the main axis of Halkidiki. Thessaloniki Airport (SKG) is the closest international airport to Halkidiki. The Halkidiki General Hospital in Polygyros is the region’s main healthcare facility.

Travel times are without traffic; they increase during summer weekends.

Tenant profile

Demand in Gerakini is dependent on the tourism season: the season runs from April to October, with the peak period in July and August. The resident tenant base is small. As short-term daily rentals are prohibited for properties acquired via Golden Visa, the focus for a GV investor is on personal use rather than income.

  • Holiday home and weekend users from Thessaloniki — the primary buyer group; property owners rather than tenants.
  • Holiday home buyers from the Balkans and Central Europe — users who arrive by road and return every year.
  • Seasonal tourism workers — May to October; rentals for a few months.
  • Public sector and healthcare workers in Polygyros — long-term but limited in number; most reside in the district centre.

Figures represent asking prices. The Polygyros average includes the inland district centre; no separate average is published for the Gerakini coastline. The spike in rentals of 42% may be due to a small number of listings and should not be interpreted as a trend.

Risks

  • Golden Visa restriction: Short-term (daily) rentals are prohibited for properties acquired via GV; summer rentals cannot be used as an income model.
  • Seasonality: village life slows down significantly outside of the season; the majority of rental income in the region is concentrated in the summer months.
  • Mining: Gerakini sits atop the largest magnesite deposits in Northern Greece; according to records, there are mining sites and facilities within 600 m – 1 km of the village. The impact of visual and noise pollution should be assessed on-site based on the specific location.
  • Access: ~1 hours and 10 minutes to Thessaloniki; the nearest English-language school is ~1 hours and 5 minutes away by car.
  • Liquidity: this is a holiday home market; resale depends on demand from Thessaloniki and Balkan buyers.
  • Tax calendar: it has been announced that for non-EU/EEA individuals, the property transfer tax will increase from 3% to 15% as of 1 July 2027; scope and exemptions are confirmed prior to purchase.

Avla’s area view: Positive — usage-focused. Gerakini is an established holiday village with Blue Flag beaches, located approximately one hour from Thessaloniki and the airport; it sits between Kassandra and Sithonia, with short drives to both. The price level is significantly below that of Kassandra and Sithonia (Polygyros €2,094/m²); income expectations are limited to the season.

Framework first

Why does the investment threshold differ for everyone?

Because there is no single figure. Legislation defines three tiers, and the location and legal status of a property determine which tier it falls into.

€800,000
Upper tier
Applies to areas under high demand. Requires a single property and at least 120 m².
€400,000
Other areas
The same conditions of a single property and at least 120 m² apply.
€250,000
Not location-dependent
Only in two cases: (a) change of use for a non-residential building, (b) restored listed building.

Practical implications for your file: The threshold for standard new builds in Attica is €800,000. Which threshold the properties in this file fall under is determined by the location and legal status of the property; this is confirmed in writing via an independent Greek lawyer’s review on a property-by-property basis. We have not stated in any section that “this apartment qualifies for GV”; we obtain confirmation via documentation.

Security and Golden Visa 2026Your funds are held in a dual-signature account — how your money is protected step-by-step, 2026 rules+
Financial protection shield

Your money does not go to the seller, but to a dual-signature account.

The purchase price is not deposited into an account that the seller can use freely. It enters a separate bank account from which not a single cent can be withdrawn without two signatures: one from the seller and the other from the lawyer Avla has appointed for you. The money is transferred to the seller in installments only as the following steps are documented.

Exclusively for Avla clientsThis dual-signature escrow account is not a standard practice offered by the developer to everyone. It is opened only for clients purchasing through Avla, and Avla appoints the co-signing lawyer. Currently, only one of our developers offers this account; we will confirm in writing during our meeting whether it is applicable to your chosen project.

Lawyer cannot be replaced

The co-signing lawyer cannot be removed without your consent; funds in the account are free from seizure and liens.

Funds are released only to the seller’s account

No payments can be made to any other person or account; the flow can only be altered by a court order.

What you need to know clearly

Funds deposited into the account are used solely for the price and construction of this apartment and cannot be withdrawn. The contract is subject to Greek law; source of funds (AML) documents are required.

2026 table for Golden Visa

We will disclose the figures with documentation during our meeting; however, to set your expectations correctly from the start, the framework is as follows:

800,000 €
Standard investment threshold applicable throughout the Attica region.
250,000 €
Special route applicable only to properties converted into residential units through a change of use, with the conversion completed.
5 years
Residence permit duration; renewable as long as the property is held.
Prohibited
Short-term (Airbnb-style) rentals are not permitted for properties subject to the Golden Visa.
Important: If the price shown on the title deed falls below €250,000, the right of residence becomes invalid. This threshold must be maintained during discount negotiations. If the property is sold, the residence permit is cancelled. The threshold applicable to each project is documented separately.
Announcement · September 2026

Property transfer tax 15%

From 1 July 2027

For residential property purchases by non-EU/EEA natural persons, the property transfer tax is being increased from 3.09% to 15.45%. Corporate purchases, EU/EEA citizens, long-term residence permit holders, and individuals of Greek descent are excluded. The Prime Minister announced this on 6 September, and the Ministry of Finance provided details on 8 September — there is no draft law submitted to Parliament yet.

Portfolio Golden Visa

With long-term rental condition

The 2026–2035 National Housing Strategy proposes a separate Golden Visa category where multiple apartments are purchased as a single portfolio and all are rented out long-term. The threshold, rental duration, and conditions have not yet been drafted; market sentiment suggests it will be an option for the €400,000 / €800,000 tiers where the single-property rule applies — this is a proposal, not law.

Portfolio Golden Visa model
Open topic

€250,000 route

Conversion category

The €€250,000 tier is currently in effect and applies only to properties converted into residential units through a change of use. The sector is requesting an exemption from the new title deed tax for this category — the rationale being that these investments do not withdraw housing from the market, but rather create new stock. No decision has been made yet.
